Cross Mountain Capital is a real estate investment firm specializing in acquiring and repositioning multifamily assets through a private equity funding structure. We acquire mismanaged, under-performing and/or undervalued off-market assets, then reposition these properties through mark-to-market, strategic renovation, expense reduction, and other operational efficiencies.

HOW WE SOURCE DEALS

In addition to our relationships with traditional referral sources such as brokers, attorneys and bankers, CMC devotes significant resources to off-market sourcing using best-in-class technology. CMC has entered into a Collaborate Services Agreement with Offerd (www.offerd.com). Cross Mountain Capital utilizes Offerd’s unique analytical software to evaluate hundreds of properties. Offerd expertly connects with each property owner to locate purely off-market opportunities.

MARKETS

Currently sourcing opportunities in Colorado, Utah, Arizona, New Hampshire, and Vermont due to strong economic fundamentals and migration trends. These markets offer abundant outdoor and mountain activities, which anchor and promote the health and economy of these communities. Submarkets must have high barriers to entry and a population growth sufficient to absorb the scheduled future supply.

AREA TRENDS

Strong employment drivers provide stable rental income and lower the investment risk by keeping occupancy high. Growing rents indicate a healthy and stable economy with lower risk. Beneficial occupancy rates signal a growing population that is outpacing supply. To achieve preferred annual returns for our LPs, the economics of the metro area must be strong; however, we avoid markets in the late stages of the growth cycle where cap rates have compressed, resulting in negative cash flow on an “as is” basis.

SOURCING OPPORTUNITIES

We have developed a strong pipeline of apartment deals in our select markets.

SIGN & INVEST!

The opportunity is then offered to our Investor Network through a Private Placement Memorandum and Executive Summary.

CLOSE AND EARN!

Upon closing, you will begin earning your proportionate share of distributions made each quarter. We send monthly updates on each deal.

ASSET MANAGEMENT INCOME ENHANCEMENT

Through mark-to-market, strategic renovations, utility bill-back programs, new revenue streams, in-house property management (MSA Properties, LLC), and reducing expenses, CMC increases Net Operating Income.

REFINANCE

After significant value-add, CMC utilizes its strong relationships with lenders to refinance, which allows us to return or re-invest the majority of invested capital, lengthen the maturity of debt, and lower the monthly debt service payment.

DISTRIBUTIONS

On a quarterly basis, we distribute cash in excess of reserve requirements.

EXIT

At the end of the investment, we work with our team of brokers to sell the property at an attractive capitalization rate. Hold times (ranging from 2-10 years) vary based on strategy, market, and stage in the economic cycle.
